Location: Capital Blvd / Hwy 98 area

Existing conditions:

An attached deck, approximately 12 ft × 12 ft, elevated about 12 ft above grade. The exterior load-carrying beam consists of two 2×10 boards, each 12 ft long (double 2×10 beam), and is deteriorated by rot. Two railing support posts are currently attached to this beam.

Scope of work:

1. Provide temporary support/shoring for the deck structure so the existing beam and posts can be removed safely at approximately 12 ft elevation.

2. Remove the two existing posts attached to the beam.

3. Remove and dispose of the two rotted 2×10 × 12 ft beam boards.

4. Install a new exterior load-carrying beam of equivalent or code-compliant size (double 2×10 × 12 ft, pressure-treated, or as required by local code and span tables), properly fastened and bearing on the posts.

5. Reinstall the two existing posts (or replace them if damaged) and install one additional support post, including proper post bases, hardware, and attachment to the beam and footing as required.

6. Confirm all connections, fasteners, and hardware are exterior-rated and suitable for the load and height.

7. Restore any disturbed decking, railings, or adjacent framing as needed so the deck is left structurally sound and safe for use.

- Contractor is responsible for verifying actual lumber sizes, span, load path, footing condition, and local building-code requirements before work begins.

- Permit (if required), inspections, and code-compliant hardware/footings are included in the contractor’s scope unless otherwise stated.

- Work is at approximately 12 ft elevation; appropriate fall protection and access equipment are required.

- Please include material grade (pressure-treated), hardware, labor, disposal, and any footing work needed for the additional post in the quote.
